Guestlands is a boutique B&B in Arcadia, NSW — located in the Hills District  in northern Sydney.

A private gated residence with a romantic Tuscan-style village setting & 5 acres of enchanting gardens.

Designed and built by owners Jenny and Peter Guest, the estate captures the charm of Italian medieval hamlets, complete with cobblestone lanes, fountains, Trattoria and a Cabana.

The gardens feature an ornamental lake (lago) with cascading water features, stone bridges, meandering paths and hidden garden rooms waiting to be discovered.

Each villa suite has its own character and opens onto the village street, with shared spaces including private La Trattoria for breakfasts and evening drinks, a guest lounge, alfresco dining areas, and a rooftop sunset bar.

Guests can enjoy unique touches such as the wood-fired pizza oven in La Cabana, the Chess Garden, or the tranquil Ngatiawa chair overlooking the pool and Parterre fountain garden.

Whether you’re looking to relax among the gardens, share a glass of wine at sunset, or explore the nearby Berowra Waters , dine at one of the many great cafes & restaurants in the area,  Guestlands offers more than a stay — it’s an escape to La Dolce Vita just on the outskirts Sydney.

Garden club visits are by appointment only, and while photography and film bookings are welcome, Guestlands does not host weddings, parties, or allow casual visitors, scusi.
